Making an application to lease a property
After you have made your choice from our vast listing of properties, you will need to complete our Tenancy Application Form, available on our Website for your convenience. Ensure you provide us with identification, references and complete the Privacy Statement attached, which is now required under the Privacy Act 1988.
How you will be approved as a tenant
Providing that all details requested have been supplied, and the requirements of the application have been met. We shall contact all of the referees listed in your completed application form. Once you have met the initial reference check criteria an NTD (National Tenancy Database) credit check is carried out. Following positive response from this process the owner of the property will be contacted, and all suitable applicants will be submitted, for the owner to make the final decision.

Before you move in
There are a number of items that will need to be completed before you move in:

Once your application is approved you will be required to provide a Bond in the form of a bank cheque (payable to the RTBA - Residential Tenancies Bond Authority).

A Bond Lodgement form will signed by you and the Bond will then be held at the Residential Tenancies Bond Authority for the period of tenure. (At the end of the Tenancy, the Bond is released back to you once an inspection has been carried out and we are satisfied with the condition of the property.
We use a condition report that we complete at the commencement of the tenancy, which has been signed by you, as proof of the condition of the property when you moved in.) |

Leases will be prepared in triplicate and will be available to sign in our office at a time that is suitable for you.

Rental is payable by you prior to you moving into the property. We require you to pay your first month’s rent in the form of a bank cheque made out to C+Weber.

A signed lease agreement, keys, two copies of the completed Condition Report and a Direct Debit request form will be given to you on the commencement day. |
Payment of Rent
Rentals are payable calendar monthly, one month in advance from the date stated on the Lease.We use the facility of Direct Debit to pay your rent. Details are secure and not held by us, but retained by the bank. Your Privacy is assured in accordance with the Privacy Act (1988).
You may also use our RentCard facility, where payments are activated by making a phone call and quoting your details.
Maintenance
For General non-urgent maintenance please refer to the maintenance notification form on this website or contact your property management office during business hours.
After Hours
You can access our trades people’s contact details if your problem occurs after hours by telephoning our office. The tradesperson will then advise you of the steps they will take to repair the problem.
